Notice (i.e. 72, 30day)
(wait for cure date to expire)

File Eviction in proper County
(First Appearance in 8 to 12 days)

At First Appearance usually 1
of 3 things will happen:

Tenant does not show
Restitution granted

Notice of Restitution filed
Gives tenant about 4 to 7 days

Writ of Execution
Lockout 1 to 3 days for Sheriff

Abandoned Property Notice
If anything of value left use this notice

30 day Deposit accounting Letter
Important - can cost you double the security deposit

Tenant shows an comes to agreement
To the terms (Stipulated Agreement)

If tenant defaults on agreement
Stipulated Notice of Restitution
with an affidavit of non compliance
(gives tenant about 4 to 7 days, however they can file for hearing)
(usually about a week)

If tenant files for hearing
(hearing about a week)
If Landlord wins you go to Lockout

Writ of Execution
Lockout 1 to 3 days for Sheriff

Abandoned Property Notice
If anything of value left use this notice
